The MLS area of Hammonds Plains is quite large encompassing Kingswood, Glen Arbour, Maplewood, White Birch Hills, Highland Park, Westwood, stillwater Lake, and Halliburton Hills!
It has been a good year so far for the Hammonds Plains region. Prices in Hammonds Plains have grown from an average of $269,452 in 2007 to $299,083 so far in 2008! Number of listings in 2007 up to end of April was 192 - this number is up in 2008 to 255. However - this is where the good news ends - the number of sales for 2007 was up over 2008 with 113 in 2007 and only 101 for 2008. So despite the added listings, there are fewer deals/sales. The sales to listings ratio was also better in 2007 with 58%. So far in 2008, Hammonds Plains or area 21 has only had a 40% sales to listing ratio.
The hottest area to date in 2008 in the HRM area has been area 8 (Armdale/Purcell's Cove/Herring Cove) - with an 83% sales to listings ratio. Wow!!
What has happened? Is there a trend or is it just not the time for the hot market in Hammonds Plains? Time will tell.
