Typical for a FALL market, the number of listings are lower and the number of buyers looking is lower than the peek of the SPRING market. However, I prefer the fall market! The sellers are more serious and the buyers actually want to buy something!&lt;/p&gt;&lt;p&gt;You likely have noticed a lot more signs around your neighbourhood lately &amp;ndash; and, you probably have seen a lot more &amp;lsquo;SOLD&amp;rsquo; signs as well. This is the time of year that the home down the street that seemed as though it had been on the market forever finally sells. The buyers are out and hoping to move before the winter. Plus, mortgage rates are still amazing and they continue to motivate the buyers to buy now rather than in the uncertain winter and 2010 spring markets (who knows what the rqates will be then).&lt;/p&gt;&lt;p&gt;&amp;nbsp;Here are some NSAR/CREA statistics for September to show you how healthy the market in HRM actually is!!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;TOTAL # of Listings&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; New MLS&amp;reg; residential listings numbered 80,147 units in July 2008, up 1.4 per cent from the previous month and 0.5 per cent above the previous record set in May 2008. The start of the school year typically signifies the end of summer and the onset of fall...Roll on Indian Summer...I truly think we deserve it after the &amp;quot;summer&amp;quot; we have just experienced...&lt;em&gt;if I dare even call it summer.&amp;nbsp; &lt;/em&gt;It&amp;#39;s been a bit of an odd market too this year. When it&amp;#39;s normally busy it&amp;#39;s been quiet, and conversley when we expected quiet it was busy. No complaints here, at least there is still activity despite what the economists are saying.&amp;nbsp; Things will pick up again in the next week or two as people set back into their routine.&amp;nbsp; So don&amp;#39;t think of this as the quiet time of the year, it really isn&amp;#39;t - perhaps a tad quieter than the spring market - but definitely still a good time to consider selling or buying a property.&amp;nbsp; But for the next day or two the focus is on the kids and school. Prices in Hammonds Plains have grown from an average of $269,452 in 2007 to $299,083 so far in 2008! Number of listings in 2007 up to end of April was 192 - this number is up in 2008 to 255. However - this is where the good news ends - the number of sales for 2007 was up over 2008 with 113 in 2007 and only 101 for 2008. So despite the added listings, there are fewer deals/sales. The sales to listings ratio was also better in 2007 with 58%. So far in 2008, Hammonds Plains or area 21 has only had a 40% sales to listing ratio.&lt;br /&gt;&lt;br /&gt;The hottest area to date in 2008 in the HRM area has been area 8 (Armdale/Purcell&amp;#39;s Cove/Herring Cove) - with an 83% sales to listings ratio. Wow!!&lt;br /&gt;&lt;br /&gt;What has happened? Is there a trend or is it just not the time for the hot market in Hammonds Plains?
